Helping you find a property to rent Finding a property to rent can be stressful.

At Aston and Co we are here to help you find a property that meets your individual requirements. How we do this is outlined below.

1. Shortlist some properties to view

Browse our property to rent in Syston, Wigston and surrounding areas and shortlist some properties that you would like to view that are within your budget range.

2. Arrange a viewing

Our experienced team are on hand to show you around your selected property/properties. You can book a property viewing using the contact form on the left or by contacting us directly.

3. Complete your application

After viewing a suitable property, you are entitled to apply for the property. In order to do this you will need to complete an Application Form, pay the relevant Application Fee (shown below), and provide the following back up information for each applicant:

•    Photo ID
•    Proof of address
•    3 month Pay slips
•    3 months Bank Statements


The same information will be required from a Guarantor if applicable.
Your application will be submitted to the Landlord and once accepted, references will be taken in order to confirm you are suitable applicants for the property. Aston & Co will confirm acceptance of your application and agree dates for you to move in to the property.
Shortly before moving in to the property you will be asked to pay your first month’s rent and your bond/deposit. Aston & Co collect rents on the 1st of every month so you may be requested to pay rent for the days from you moving in to the property to the end of the month as part of your initial payment.
Aston & Co has elected to protect deposits in the Deposit Protection Service (DPS) custodial scheme. This is subject to your Landlords terms and conditions.

Application Fees for single and joint applications

This fee includes the cost of checking your credit status, obtaining employment and previous landlord references, and checking the affordability of your application.

The fee is to be paid when you submit your application and is non-refundable.

Additional Person Fee

This covers the cost of processing the further person’s application in the same way as above.

Guarantor Fee

Your application may require a Guarantor. This is not uncommon and is usually due to your income not being satisfactory, or due to the nature or period of your employment.  Your Guarantor will, after completing similar referencing to you, sign a Deed of Guarantee as part of the Tenancy Agreement which details their obligations.

Pet Deposit

If applicable, the pet deposit will be lodged in the relevant deposit scheme for the property and will be lodged with the Deposit/bond

Any charges due during the period of the Tenancy are clearly stated in our Tenancy Agreement. Please ask a member of staff for any further information you may require.

4. Application approval

Once we have received your completed application and fee we will contact the landlord for his acceptance, prior to carrying out credit referencing. If the landlord accepts the application, we will request a credit reference for you which takes up to 72 hours for a response.

Once a satisfactory credit reference has been obtained, Tenants Insurance (to cover the Landlords fixtures and fittings) will be requested and a moving in date will be agreed. Additionally, the amount of rent and deposit will be confirmed to you.

Occasionally you may need the help of a guarantor but this is dependent on the results of the credit reference.

5. Moving in

On the agreed moving in date, the tenant will visit the appropriate office to sign and collect keys for the property. Happy renting!
