- Request a Free valuation
The first thing you will need to do is request a valuation. You can do this by filling out this contact form or contacting us on 01162 883872. One of our team in either Wigston or Syston will get in touch with you to arrange a date to value your property.
- Prepare your property
Once valued, we will be able to advise you of the rent your property is likely to achieve, as well as any works we believe are required prior to letting and the costs involved. At the rental valuation we will offer guidance & advice to help you decide how the tenancy is to be managed following completion. ‘Fully manged’ by Aston & Co or ‘Self-Managed’ by you. - Instruction
If you decide to instruct us to put your property on our rental list, we will need from you: • A photo ID • Proof of address • Energy Performance Certificate (EPC) • Gas Safety Certificate • Electrical Safety Certificate (We can help you obtain all necessary certificates)
- Marketing your property
Your property will be added to our database and be available for people to find on numerous popular websites, including our own website, as well as sites such as RightMove.co.uk & The Guild of Property Professionals. The Lettings team in Wigston or Syston will track any leads, arrange viewings and provide you with regular updates.
- Applications from Potential Tenants
Once we receive applications from a potential tenant, we will contact you to discuss the merits of each application. We operate a ‘No Discrimination’ policy in relation to potential tenants & ask you to consider each application on a caseby-case basis taking into account the size, suitability & affordability of the accommodation when matched with the profile of the applicant. We understand that there may be factors beyond your control that render some applications unacceptable. EG, If the property is leasehold & the terms of the lease prohibit pets.
Once we have your agreement in principle to go forward with an application, we will carry out credit referencing through a third-party company. There is usually a 24-72 hour wait for the results of the credit referencing request. Provided that everything is in place (Gas, electric certificates & inventory) a moving date will be agreed and the tenant will pay a deposit and the first months rent to Aston & Co.
- Moving your tenant in & Managing the tenancy following completion
Prior to the agreed start date the tenant will sign the Tenancy Agreement and collect the keys. The tenant’s deposit will be paid into the Deposit Protection Service (DPS) If you decide to manage the tenancy yourself & want to use a Deposit Protection Scheme other than the Deposit Protection Service (DPS) you must let us know before we prepare the tenancy agreement. Each Deposit Protection Scheme has its own set of Terms & Conditions.
- Paying you following completion
Payment to your elected bank account is normally sent within 15 days of collection, less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.
- Maintenance issues
Aston & Co will co-ordinate essential repairs & maintenance (EG Annual gas safety checks) in accordance with our Terms & Conditions (These can be adjusted to accommodate individual landlord instructions should you have your own preferred contractors). The cost of any work is the responsibility of the landlord. Invoices may be settled by deduction from rent received, if the Invoice does not exceed the monthly rent.
