1. Get a free property valuation from us
First things first, you will need to obtain a property valuation to see how much your house is worth. We provide FREE property valuations – just complete our ‘book a valuation’ form on the left or call one of our team in Syston or in Wigston, who will be draw on their knowledge of the local area to give you an honest and realistic idea of what you should expect for your property.
2. Checking the mortgage terms
We can refer you to a mortgage broker who will check mortgage terms for you to see if there are any penalties (for example, early repayment charges). They will also check that your plans for buying the next house are achievable before you start to incur costs.

3. Promoting your property
We will produce the property sales information and add the property to our website, including high quality photos, floor plans and other details. As well as appearing on our website and on our social media profiles, your property details are also added to Rightmove, giving access to an even wider pool of potential buyers. Our teams in Syston and in Wigston can also help you to obtain the required EPC certificate for the property.
4. Arranging viewings
Once the property is on the market, we will track leads and arrange viewings with interested parties. We will also let you know when the viewings are taking place (where required). At this point you should think about making sure your house is clear of clutter so that it gives the best possible impression to potential buyers.
5. Viewing feedback and offers
As viewings take place, our experienced agents in Syston or in Wigston will obtain feedback about the property and will pass this on to you, as well as advising you of any offers made (and whether they are good offers or not!).
6. Acceptance of an offer
When you accept an offer we will produce a memorandum of sale to confirm the terms of the sale, after which the buyer will commence their mortgage application. At this point a surveyor will be instructed to survey your property before the buyer’s mortgage offer is issued and you put the property up for sale.
7. Contracts
Once all of the above has taken place, it’s time to agree a completion date and get the contracts drawn up. Your solicitor will generally arrange for the contracts to be signed. Once the contracts have been signed, the sale of the house and completion dates become legally binding.
8. Completion of sale
On the day of completion, your solicitor will call both you and us to confirm that the payment has been received and the keys for the house can be released to the new owner.
