When I have viewed a property, how do I apply?
When you have viewed a property, if you would like us to put forward an application to the landlord we require all adult occupants (Whether working or not) to complete an application form & return it along with the following:-
- A copy of your Passport.
- A recent utility bill (Or similar) to confirm your current address
- Last 3 months bank Statements
- Last 3 months salary slips or Accountants details/2 years accounts if self-employed.
If you have any special requirements, please add them to the appropriate section on the application form header or email separately
Does the property accept Housing Benefits?
It all depends on the landlord of the property, but if you give us a call regarding the property that you are interested in and we’ll help to advise you if it does or not. The landlord may have restrictions imposed on the type of tenant he/she may be allowed to accept. EG By their Mortgage Company, insurer or head lessor.
What Checks (References) will Astons carry out?
We initially outline the application details to the landlord before taking formal references. We are required by law to ensure that every applicant has a ‘Right to Rent’. We will carry out credit checks via a Credit Reference Agency, Employment & Landlord references will be requested & for the self- employed, accounts will be verified. We may use a third party specialist company to undertake these checks.
How Much Do I Have To Pay Up Front?
Since the Tenant Fees Act 2019 came into force on 1 June 2019 it is illegal for letting agents to charge fees to tenants apart from a small number of exemptions that are referred to as ‘permitted payments’. For full details, follow this link…Permitted Payments
You will be asked to pay a ‘Holding deposit’ when the application is submitted. The holding deposit is a sum equal to 1 weeks rent. For Example, On a monthy rental of £800 the Holding deposit would be £184.61 (£800 x 12 ÷ 52).
If your application is successful the Holding Deposit will be applied towards the ‘Security Deposit’ which will be an amount equal to 5 weeks rent. Continuing with the example of a monthly rent of £800….. The total security Deposit would be £923.07 (£800 x 12 ÷ 52 x 5). Less the Holding Deposit if already paid.
So, the balance of the Security Deposit plus the first months rent will be payable prior to key release.
Who Holds My Security Deposit?

How Long Will it be before I can move in?
Credit checks are usually completed online & are therefore returned more or less immediately. The things that commonly delay matters are usually Employers, landlords, or accountants’ responses not being returned immediately. Please also bear in mind the fact we have to ensure that gas & electrical safety tests must be completed & a full inventory
